Happy Thanksgiving Week! We all have a lot to be thankful for, including friends, family and a beautiful place to live. Kids are home from college and holiday events are popping up on my calendar. I love seeing snow accumulate on the mountains but still have clear roads for showing homes and holiday shopping. Real estate remains slower but steady, and recent accepted offers - for our Buyers and Sellers - can remind us that many people want to close before the end of the year. Read on for overall Bend plus West side market snapshots, pumpkin pie donations, a neighborhood spotlight, real estate news and more. I look forward to a memorable holiday season and early winter fun.
Bend Real Estate Market Snapshot:
Bend overall compared to only 97703
In October, Bend’s single-family home inventory dipped slightly, signaling a modest tightening in available listings as we moved deeper into fall. At the same time, marketing time continued to increase, reaching an average of 66 days, our highest since March 2020, when homes were taking about 74 days to sell. Note the higher days on market for the 97703 zip code (read below).
 
Even with the longer market times, Bend’s pricing has held strong. The median sale price for single-family homes landed at $778,000 last month, and 29% of all sales closed over $1 million, proving the continued strength of Bend’s upper-end market and the enduring draw of our lifestyle-focused community. Overall, Bend remains stable and resilient, with buyers taking their time and sellers still achieving strong results when homes are well-prepared and priced in line with today’s market.
97703: Bend's West Side
 
A median list price of $1.4M is lower than the $1.6M seen in May - sounds relatively affordable now! Average days on market has fluctuated between 90 day - 140 days this year. We are seeing some seasonality with longer days on market (130), but Sellers should also remember than declining inventory creates a scarcity that will benefit them.

This year, in lieu of our annual Pumpkin Pie Giveaway, we are donating pies to Family Kitchen, a local nonprofit dedicated to providing meals to anyone in need. We just delivered to the Downtown Bend location, where they will be enjoyed by Family Kitchen's Thanksgiving guests as well as shared with partner organizations that support vulnerable members of our community.
 
As we look ahead to the holiday season, I would also love to gather your suggestions for nonprofits to support in December so we can include some of your favorite causes in our year-end giving.
Jargon Made Simple: Withdrawn Listing
A “withdrawn listing” means a seller has asked their agent to remove the property from active marketing on the MLS, but the listing agreement is still in effect. The home is no longer shown or listed for sale during this pause, yet the seller remains bound to the contract with the brokerage. Why do sellers do this? They may need a break from showings due to holiday company, general fatigue, or wait out the snowy months to go "active" again in the Spring.
 
For buyers, a withdrawn listing means the home isn’t currently for sale but could return to the market. The listing agent still holds rights unless the contract has been officially released. Always ask your agent check for "withdrawn" status listings as well as the active listings. If you're interested in a withdrawn home, your agent can still inquire and negotiate on your behalf.
Surge of Apartment Construction Brings Rent Relief in Bend
 
You've probably noticed a surge in new apartment development in the Bend area. With thousands of new units entering the market, rent prices are easing, and rental growth has slowed to 0.3%. Improved rental affordability can make our region more attractive to employees, support stable occupancy rates for investors, and help moderate housing cost impacts for owners as well.
