Bend’s overall housing market continues to show resilience, with steady sales activity and a more balanced pace. According to the Beacon Report, the median sale price across Bend landed at $698,000, with homes averaging 56 days on market and 3 months of inventory, giving buyers slightly more breathing room while still supporting values. A total of 122 homes sold, signaling consistent demand even as pricing softens modestly in some segments.
 
The 97703 market tells a very different story. The 97703 market continues to stand out as one of Bend’s most resilient and desirable areas. According to MLS Market Summary, Year-to-date, the median sold price is $1,135,000, reflecting a 3.28% increase over 2024, even as buyers take more time to make decisions. Homes are averaging 70 days on market, signaling a more deliberate pace without significant price erosion. Inventory sits near a 4-month supply, keeping conditions relatively balanced while still favoring well-positioned sellers.
