Let it Snow! Hopefully we don't beat the Jan 2nd record late opening date at Mt Bachelor. Even if you're not thinking about real estate for yourself this season, it's still wise to stay up on the market, as your home is also likely one of your greatest investments. You can also guide friends & family who are considering a move to Central Oregon. Typically slower from the holidays through February, many Sellers are preparing homes to sell in March. Buyers will be analyzing home prices, taxes, utility and other upkeep costs, so this is a good time for Sellers - and all of us - to take inventory of our housing costs to see where we can make improvements, like investing in energy efficient systems, program thermostats, and plan for low cost but high impact cosmetic improvements.

Bend's Real Estate Market Snapshot
Bend’s overall housing market continues to show resilience, with steady sales activity and a more balanced pace. According to the Beacon Report, the median sale price across Bend landed at $698,000, with homes averaging 56 days on market and 3 months of inventory, giving buyers slightly more breathing room while still supporting values. A total of 122 homes sold, signaling consistent demand even as pricing softens modestly in some segments.

The 97703 market tells a very different story. The 97703 market continues to stand out as one of Bend’s most resilient and desirable areas. According to MLS Market Summary, Year-to-date, the median sold price is $1,135,000, reflecting a 3.28% increase over 2024, even as buyers take more time to make decisions. Homes are averaging 70 days on market, signaling a more deliberate pace without significant price erosion. Inventory sits near a 4-month supply, keeping conditions relatively balanced while still favoring well-positioned sellers.
'Tis the Season
As we continue through the holiday season, I would also love to gather your suggestions for nonprofits to support this December so we can include some of your favorite causes in our year-end giving.
🤝 Welcoming New Partners to Avenir Realty
Three women pose together in front of a dark-paned doorway.
We’re thrilled to share some exciting news as we head into the season of new beginnings. I’m proud to officially welcome Maddie Fischer and Suzanne Carvlin as new partners at Avenir Realty.

Maddie and Suzanne’s move to Avenir Realty from Cascade Hasson Sotheby's International Realty was a thoughtful one, grounded in a shared belief in high-touch service, clear communication, and always putting clients first. Their approach aligns beautifully with our vision for a boutique brokerage built on strong relationships, refined marketing, and trusted local expertise while remaining connected to a powerful national network behind the scenes.

This partnership strengthens what we offer our clients and reinforces the future we’re building together at Avenir Realty. I couldn’t be more excited for what’s ahead. Please join me in welcoming Suzanne and Maddie. We’re so glad to have them here.
New Affordable Housing Projects Coming to Central Oregon
LRS Architects has broken ground on three new affordable housing communities, Wickiup Station Apartments (La Pine), Nine Peaks (Bend), and Trinity Place (Sisters), designed to help ease the region’s ongoing housing shortage. The projects include a mix of one-, two-, and three-bedroom apartments. As part of a broader strategy to support long-term community growth, these projects also highlight the importance of sustainable and inclusive development in our region. More details here.
Jargon Made Simple: Amortization
How Your Loan Shrinks Over Time.

Amortization is the process of gradually paying off your mortgage through fixed monthly payments. In the early years, most of each payment goes toward interest, while a smaller portion reduces your principal balance. As time goes on, that shifts, more of your payment begins chipping away at the principal, helping you build equity at an increasing pace. If you make 2 payments per month, or an extra payment here and there as you have extra funds, you can greatly reduce the cost of your home over time - and pay off more quickly!
