WORTH READING: Why Big Banks Are Pouring Billions Into Reviving the Housing Market

Housing affordability and supply have become national conversations, and some of the country's largest financial institutions are taking a more active role. A recent Realtor.com report highlights JPMorgan Chase's plan to deploy $750 billion through 2035 toward housing initiatives, including efforts to build or preserve affordable housing and help more customers purchase homes. Citi has also launched a $60 billion initiative focused on preserving and constructing housing.

While these initiatives won't change our local market overnight, they reflect a larger issue affecting communities across the country: housing supply. As construction, financing, affordability, and inventory continue to shape the market, it's worth looking beyond the headlines and understanding the bigger forces influencing real estate.

September Market Insights

Central Oregon Market: More Choice, More Opportunity

As we look back at August, we’re seeing a market that continues to find its footing. One trend that caught our attention is that average days on market are down from this time last year in Bend, Sisters, and Redmond—a sign that buyers are still actively engaging when the right home comes along. Redmond is showing the strongest movement, with homes spending an average of 57 days on the market, while Bend and Sisters are at 73 and 62 days, respectively.

At the same time, buyers have more opportunities to choose from, particularly in Sisters and Redmond. Prices also remain below last year's levels across all three communities, which can create room for thoughtful conversations and negotiation. For us, the takeaway isn't that the market is moving in one simple direction—it's that buyers and sellers have to look a little more closely at the details.

A well-prepared and appropriately priced home can still stand out, while buyers have an opportunity to take their time, compare options, and make decisions that feel right for them. That's where local perspective matters. Every neighborhood, price point, and property is telling a slightly different story, and we're here to help our clients understand what those numbers mean for their particular situation.

Client Success Story

⭐ ⭐ ⭐ ⭐ ⭐ Suzanne Carvlin & Maddie Fischer

“We met Maddie and Suzanne at an open house months before we decided we needed an agent. They had been so friendly and helpful even before we were clients that we went back to them when we decided to look a little more seriously.

We weren't in a big hurry and appreciated their no-pressure style while waiting for just the right house to show up. It showed up sooner than we'd expected, and it turns out Maddie and Suzanne are just as great at the fast pace required when you find the one you want. They were very knowledgeable about every aspect of the process and were extremely easy to communicate with and prompt with their replies to all of our questions. They were a delight to work with—we would recommend them without hesitation!” — Sally V. | Buyer

We are always grateful when clients take the time to share their experience. Their words are a meaningful reminder of why thoughtful communication, local knowledge, and putting our clients' best interests first matter so much.

PART 1: WHERE DO YOU BEGIN?

Before you think about listing the home, there are important steps to consider.

From understanding the role of the trust or estate to deciding what needs to happen first, our first installment walks through the early stages of the process—and the simple steps that can help bring clarity when everything feels overwhelming.

Jargon Made Simple: What Is Title Insurance?
Title insurance protects you from hidden risks tied to your home's ownership history. It can help protect against issues such as ownership disputes, unpaid liens, or errors in public records—giving you added confidence that your title and investment are secure.

Unlike many other insurance policies, title insurance is typically a one-time cost paid at closing, with protection lasting as long as you own the home. In other words, it's a safeguard against unexpected title problems that may not be discovered until after you've purchased the property.

IN PLAIN ENGLISH:

“It helps protect my ownership if a hidden problem with the property's past comes to light.”

WHAT SHOULD WE EXPLAIN NEXT? nIs there a real estate term you've heard but never quite understood? Send us your question—we may feature it in next month's Jargon Made Simple.
