From a Fool's Spring to a serious winter storm, March has been quite a ride for weather and headline news too. How will tariffs affect home prices? ($$$) Are buyers back? (yes) Are sellers finally ready to sell? (yes) But buyers are still slow, risk averse and often need to sell in order to buy - in fact, there are current 26 "Active with Contingency" offers on the MLS compared to only 2 during the first quarter last year. I can personally vouch for needing creative solutions some buyers after 3 straight days of successfully negotiating for one of my sellers. We also have a close network of lenders who have creative solutions to buy before you sell, maximize a 1031 Exchange, take advantage of first responder discounts that also include educators, medical staff, and more. Inventory will climb quickly in April and May, which will cause buyers to get excited about having more choices, and finally make a move. I'm excited for an action packed Spring! Bend's Real Estate Market Update
The Bend real estate market remains strong, with the median sale price adjusting to $700K, reflecting steady demand. Inventory levels have increased slightly to 3 months, with 353 active listings, creating more opportunities for buyers. Over the past year, 1,593 homes have sold, with the luxury market above $1M continuing to expand.
 
Homes are now selling in an average of 45 days, slightly faster than last month, showing ongoing buyer interest. With stable prices and increased inventory, the market remains balanced and healthy, offering great opportunities for both buyers and sellers.

I read that "Gentrification Tourism" is to plan trips around Lululemon locations because “they don’t just build them anywhere.”
 
How would you apply the Lululemon strategy to home buying? Only look close to trailheads? Only near a Thump/ favorite coffee shop? Near horse boarding facilities? What formula do you think would get you the highest return on your investment, or at least happiness quotient? My answer: trailheads. Like Lululemon, they don't just build them anywhere!
How Proposed Tariffs Could Impact Homebuyers
Proposed 25% tariffs on steel, aluminum, and lumber imports from Canada, Mexico, and China could increase home construction costs by thousands. Materials like appliances & plumbing components may also see price hikes, affecting affordability. Builders would likely pass costs onto buyers, potentially adding $3,000–$4,000 per home. Experts warn of slower construction, fewer homes, and rising prices due to material shortages & labor constraints. While aimed at boosting U.S. manufacturing, these tariffs could prolong housing affordability challenges.
