July Market Insights
Across Central Oregon, June followed a familiar seasonal pattern. Inventory continued to build as more homes came to market, giving buyers more choices than earlier this year. At the same time, pending and sold listings remained steady, showing that well-priced homes are still attracting buyers despite the increase in available inventory.
The graphs from FlexMLS Market Summary Reports across Bend, Sisters, Redmond, Sunriver, and Terrebonne reveal nearly identical trends: active listings have climbed from their winter lows, absorption rates have increased as inventory grows, and pricing has remained relatively stable with only modest month-to-month fluctuations. This points to a market that is becoming more balanced rather than shifting dramatically.
For sellers, strategic pricing and strong presentation continue to make the biggest difference. For buyers, the growing inventory offers more opportunities and negotiating room than we've seen in recent months, making this a favorable time to explore the market.y in favor of buyers or sellers.

More First-Time Buyers Are Entering the Market: What It Means for Central Oregon
After several years of affordability challenges, more first-time buyers are beginning to enter the market. This shift is creating new opportunities and increased activity across many Central Oregon communities.
Learn what's driving this trend, what it means for buyers and sellers, and how it may impact our local market moving forward.
A rate lock lets you secure today's mortgage interest rate while your loan is being finalized. This protects you if rates climb before your closing date, offering peace of mind in a shifting market.
Rate locks typically last for a set period, often between 30 and 60 days. By freezing your rate, you can move forward with your home purchase knowing that your interest rate won't change during the lock period, even if market rates increase.
For buyers navigating today's market, a rate lock can be a valuable tool that provides predictability and confidence throughout the financing process.
