Bend Real Estate Market Snapshot
After a springtime surge, Bend’s housing market showed signs of cooling in June. The median sale price for single-family homes dropped to $693,000, the lowest since February 2024 ($682,000). 53% of active listings have had price reductions. While sales increased overall to 166 transactions, only 18% were over $1 million—down from 34% in April. The market now sits at a 5-month inventory supply, reflecting an expanding pool of listings, which hasn’t been this robust in over a decade. Inventory is currently 11 months for homes with a list price over $1.8M - there just aren't enough buyers to get these homes sold as quickly as sellers would like.
 
At the same time, median days on market ticked up to 24, indicating buyers are taking a bit more time to make decisions. New building permits also pulled back to 48 from 78 in April, suggesting some builders are tapping the brakes. Despite the price drop, consistent activity and rising inventory signal a more balanced market—providing new opportunities for patient buyers and realistic sellers. As we enter the height of the summer selling season, eyes will be on whether this balance holds.
Bend Tops the Nation for Job Market Strength
Bend, Oregon has claimed the top spot for the strongest job market in the U.S., according to SmartAsset. With a low 3.1% unemployment rate and a remarkable 44.2% income growth over three years, the city’s economic outlook is both resilient and promising. A short 16-minute average commute and 26.9% of residents working remotely also reflect the area's accessibility and flexibility in employment.
 
This booming job market reinforces what locals already know—Bend is an ideal place to live, work, and invest. Its economic strength supports a resilient housing market and continued demand across multiple sectors.

Big Housing News in Bend: Zoning Updates Approved!
 
The Bend City Council has passed a set of new housing code updates designed to increase housing options and support more flexible living arrangements. The changes include allowing row houses in existing neighborhoods, two accessory dwelling units (ADUs) per lot—up to 800 sq ft and 500 sq ft—and permitting second kitchens in homes. These updates are aimed at easing the housing shortage, supporting multi-generational living, and boosting rental potential.
 
This is a big win for smart growth and housing affordability in Bend.
Old Mill District Set for Major Expansion
 
Big changes are coming to Bend’s Old Mill District, with a major redevelopment plan now in motion. This multi-phase project will bring 350 new housing units, a large public park, expanded retail space, and a new roundabout to improve traffic flow.
