Bend Real Estate Market Snapshot
The Bend single-family residential (SFR) market saw inventory dip slightly in July, moving from 5 months in June to 4.5 months. This shift reflects steady buyer demand alongside a seasonal slowdown in new listings.
 
The median sale price held steady at $750,000, nearly identical to July 2024’s $749,000. Despite mortgage rate fluctuations, the mid-to-luxury segment continues to show resilience, with 25% of sales closing at $1 million or more. Homes remain well-positioned to sell, with median days on market holding steady at 21–24 days. Note that higher price points tell a different story with a median of 84 days on market.
 
On a broader scale, from Inman's Markets & Economy article, summer sales nationally have slowed to their weakest pace in a decade, underscoring how affordability challenges and cautious buyers are shaping the season. Bend reflects some of these headwinds, particularly in the 97703 ZIP code where according to Altos Market Report, 56% of active listings have seen price reductions. This signals increased flexibility from sellers and potential opportunity for buyers.
 
Overall, Bend’s housing market remains relatively balanced. Sellers in certain price brackets are still benefiting from solid demand, while well-prepared buyers may find negotiating room, especially in neighborhoods where price adjustments are becoming more common.
Jerome Powell speaks ... and Markets Rejoice
Ok, "rejoice" may be a bit exuberant, but that's how I felt when mortgage rates hit a YTD low of 6.52% after our Fed Chair gave hints of a Federal rate cut coming in September. We're officially in stagflation, with higher than desired unemployment (4.2%) and core inflation (3.1%) rates, and while markets give a September interest rate cut a 90-94% probably, Powell still uses terms like "cautious" and "shifting balance of risks."
 
But I'm a half glass full kind of gal and remain ... exuberant!... that Buyers will have better affordability and greater purchasing power. Sellers will enjoy higher demand as Buyers come back to the table.
How Soon Can You Refinance After Buying a Home?
Refinancing can be a smart move if you’re looking to lower your interest rate, change your loan terms, or tap into home equity, but how soon you can do it depends on your loan type and lender rules. Some conventional (conforming) loans allow you to refinance immediately, while others may require a 6–12 month wait. Jumbo loans often follow lender-specific guidelines, and government-backed loans like FHA, VA, and USDA have longer and stricter timelines. Cash-out refinances typically require both a waiting period and at least 20% equity in your home.
 
If you’ve recently refinanced, you can technically do it again, as long as you meet your lender’s timeline and the math works in your favor. Refinancing makes sense when mortgage rates drop, your credit score improves, or you want to switch to a fixed-rate loan, shorten your term, or get rid of private mortgage insurance. But remember: timing is just one piece of the puzzle. Always analyze ROI, weighin the upfront costs against your long-term savings before making the move.

Real Estate Jargon Made Simple
APPRAISAL GAP: “When the value doesn’t match the offer.”
 
An appraisal gap happens when the price a buyer offers on a home is higher than the appraised value determined by a professional appraiser. Since lenders base mortgage amounts on the appraised value, not the offer price, this gap can create a financing shortfall. The buyer is often expected to pay the difference out of pocket unless the seller is willing to adjust the price... which in this market may be the case.
 
An appraisal gap may also happen if a bidding war occurs (like one of my current transactions). Buyers should know their limits and consider how much they’re willing to cover if this happens.
