Recent housing data from the National Association of REALTORS® (NAR) supports the idea that buyers remain active this season. Existing-home sales increased 3.2% in May, reaching their highest level since December 2025. NAR Chief Economist Lawrence Yun noted, "More Americans are on the move, with home sales rising to the highest level since December. This is great news for the housing market and the economy."
Pricing Matters More Than Ever
Although buyer demand remains strong, today's market is becoming more balanced.
 
This means strategic pricing is essential.
 
According to NAR's May Existing-Home Sales Report, housing inventory increased to 1.55 million homes nationwide, providing buyers with more choices than they had in recent years. At the same time, the median existing-home price reached a record-high $429,300 for the month of May, marking the 35th consecutive month of year-over-year price growth.
 
As inventory grows, sellers may face more competition. However, well-priced homes that are professionally marketed continue to attract strong interest.
