Market Update
The Central Oregon real estate market in late 2024 continues to be shaped by interest rates and evolving buyer-seller dynamics and a stable yet cooling market. The median sale price has increased slightly, reflecting a 1.1% increase month-over-month to $745,750. Homes are staying on the market longer, with the median days on the market of 35 days an increase of 10.3% from the previous month. Despite the slower pace, demand remains strong, with 180 homes sold in September 2024. Homes sold at 98.3% of their list price, slightly up by 0.41% month-over-month. However, this sold-to-list ratio is in reality closer to 97% if seller credits are taken into account. Roughly 70% of purchases are still financed, although buyers for higher priced homes are more likely to pay "cash" which could be a line of credit behind the scenes. Bend Migration & Relocation Trends – Late 2024
Bend continues to attract a steady flow of out-of-town homebuyers, particularly from Portland, Seattle, and San Francisco. The trend shows growing interest from California and Washington residents who are drawn to Bend’s outdoor lifestyle and more affordable prices compared to their home markets - but note that buyers from Portland heavily outweigh the other cities (Bend vs. Portland? no brainer!). 61% of buyers in Bend are looking to move locally, while the other 39% explore moving out - from my own anecdotal evidence, likely to be closer to family.
