February is best known for Valentine's Day, also "Galentine's Day" (love this), and this year, extreme swings in weather. The tragic death of a beloved local Realtor has served as a reminder to do what we love and value what we have. I am certainly taking this to heart and I hope you are too! Bend's Real Estate Market Update
The Bend real estate market continues its steady growth into 2025, with the median list price for single-family homes reaching $735K, the highest January price in two years. Sales activity has also increased, with several multiple offer situations earlier in the year than usual. Inventory (the number of months it would take to sell all current homes on the market if no new listings were added) remains at 2.5 months, with 321 active listings, keeping the market competitive yet balanced.
 
For sellers, rising prices and steady demand present a great opportunity to list. Note the chart below for Median List Price vs. Sold Price: last year, homes sold for OVER asking price in March, May and June. I think 2025 is on track for rising prices and buyer activity.

"Higher Mortgage Rates Likely to Keep Existing Home Sales Near Multi-Decade Lows" - Fannie Mae
 
The good news is that Central Oregon sales should trend higher than national averages due to higher demand to live in this beautiful place. The average mortgage rate from 2023-YTD has been 6.71%. Fannie Mae's research team predicts 6.5% average for 2025 and 6.3% for 2026. This predicted decrease is also creating a positive trend in consumer housing market confidence which has risen slowly but steadily since September 2022.
Mortgage Refinance Applications Increase In Spite of Rising Rates
The latest Mortgage Bankers Association (MBA) survey shows a rise in refinance applications, accounting for 39% of total mortgage activity, up from 37.1% the previous week. This increase occurred even as the 30-year fixed-rate mortgage climbed to 6.97% from 6.93%. The data suggests homeowners are still taking advantage of refinancing opportunities, despite slightly higher borrowing costs.
