November brings cooling air and warming hearts, and this year some good highs and lows on the real estate front: the S&P 500 had its best day since April and the 30-year mortgage fell to 7.4%. Mortgage rates had already been declining from their recent highs and the Fed is hinting at possibly ending interest rate hikes (phew). Sellers, including builders, are motivated to sell before the end of the year so Buyers should take advantage of this psychological driver. Don't ignore withdrawn listings, which typically only Realtors can see in the MLS, as sellers may just be taking a break over the holidays.

Median List Price by Quadrants Over the Last 4 Years
The current median prices by quadrants in 97703 today are 1) $772,000 2) $1,137,000 3) $1,610,000 4) $2,547,500. Click the graph to customize for your zip code. Overall, the fluctuations aren't as dramatic as we may think, especially in the bottom half of the market. The higher prices have a wilder ride since there are relatively fewer sales with as much as millions of dollars in differences between homes.
