Bend Market Trends
The median price continues to rise over time and is currently $725,880 across Bend. There is a strong level of demand with a 1.86 month supply of inventory, with fewer homes available for sale compared to the number of buyers. Inventory has decreased by 12.68% over the last 12 months, further exacerbating the competitive nature of the market. 3-6 offers on a single listing has been common in the $700K and lower price point, but buyers with loans can be just as competitive with the right price and other terms.
 
Median days on the market at 48 days - but remember this is for all price points across all sections of Bend. List to Sold Price Percentage is at an impressive 99%, indicating that sellers are able to command close to their latest asking price. Buyers, do not expect to secure a home with a "low ball" offer but negotiating is still absolutely worth a try, whether in price, credits or closing costs, furnishings, move-in date, etc.

Wildfires: Yellow is HIGH RISK
Senate Bill 80 states: "The State Forestry Department shall study wildfire" and submit findings by 9/15/24. Why? A much ired state wildfire risk map and 2020 Labor Day fires has resulted in cancelled insurance policies and/or exorbitant rates in areas in high wildfire risk... which could be said to be anywhere that interfaces with the forest. If you are considering selling or buying in an area that may have high wildfire risk, let us help you navigate the process so you can be prepared up front.

In a meeting this week with Colin Stephens, Community and Economic Development Director for the City of Bend, I explored the Bend Data Viewer to see zoning and development overlays (image at left), discussed 85' height allowance for affordable housing in the economic zone, 10% open space requirements for new master plans, how the UGB may expand, and more. I remain impressed with the City of Bend's intentions, transparency, and cross-department communications. The median asking rent in the United States rose 2.2 percent year over year to $1,981 in February, the largest annual gain since January 2023 and a 0.9 percent increase compared to the month before.
Altos: Housing inventory could grow 40% this year
Inventory has been rising for two years just as mortgage rates have been rising for two years. By July we could have 40% more inventory.
