I hope your summer has been off to a wonderful start! I recommend paddle boarding at Hosmer Lake in early evening with no crowds or a hike at Meadow Camp or Dillon Falls before the day heats up. Clear Lake, Blue Pool, Sahalie Falls and Salt Creek Falls are worth the drive but it's also easy to stay within 15 minutes of town to get your nature fix. Summer concerts, Farmers Markets, and First Friday art walks are in full force! As for real estate, it's been joyful to help buyers and sellers get what and where they want. When people ask me about the market, my answer reflects this expert opinion: “It’s a very strange market, and it’s kind of hard to predict,” said Jeff Ostrowski, a housing analyst at Bankrate.com. More homes are on the market per seasonal trends, but we have more inventory now than we did a year ago. In certain price points, buyers are feeling more negotiating power due to having more options. We're moving towards a Buyer's Market as inventory is up in Bend and across Central Oregon, threatening to bring prices down. However, the median LIST price for all of Bend is $1,000,000 this week! Wow!
Median days on the market is 49 - really not bad at all as long as you set expectations and price correctly from the outset.
Buyers aren't super motivated since rates remain above 7%. Expect negotiations at all price points.

Bend is a city that embraced roundabouts early on. The first roundabout in Bend was constructed in 1999 at the single intersection of Century Drive and Colorado Avenue. Since then, Bend has continued to install roundabouts. After 25 years, Bend has over 50 roundabouts in the city and planning to add more in the coming years.
