Happy Holidays! Festivities are in full force in Central Oregon and I'm going all out with wreath making parties (results above), gift exchanges, dinners, art walks and an outing for Santa Paws (see below), and real estate is happening too! My open houses have been busy with serious local and out of town buyers, and scheduled showings are picking up which makes me very hopeful for 2024. Mortgage rates are declining which is the best news we could hope for to get buyers turn their wish lists into offers. 'Tis also the season for charitable giving, and I'm pleased to donate on your behalf to very worthy local organizations. Read below about the recipients, and I encourage everyone to support your favorite local non-profits which will boost your own spirits too!

“Mortgage rates continued to slide this week, falling to the lowest level since September, thanks to the investors’ interpretation of the latest economic data,” said Orphe Divounguy, senior macroeconomist at Zillow Home Loans. “On one hand, labor market data showed hiring remains stable and layoffs remain low. On the other hand, job openings fell to their lowest level since March 2021 – indicating that a slowdown in economic activity could be underway.

Summary: Bend current inventory has decreased slightly but overall has been staying level at a 2 months' supply. Technically, these supply levels indicate a Seller’s market so it is likely that the downward pricing pressure will remain light or variable. Prices continue to fall a bit, but they remain well above 2020 and 2021. Nationwide, it's typical to see 30-35% of listings with price decreases. Today in Bend, 46% of current listings have decreased their prices, likely from starting too high and trying to lure reluctant buyers this winter.
