More First-Time Buyers Are Entering the Market: What It Means for Central Oregon
For the first time in several years, more first-time buyers are finding opportunities in today's housing market.
According to the latest REALTORS® Confidence Index from the National Association of REALTORS®, first-time buyers accounted for 35% of all home purchases—the highest share since June 2020. At the same time, inventory has improved, giving buyers more choices and creating new opportunities for those who may have previously felt priced out of the market.
Over the past few years, buyers faced intense competition and limited inventory. While affordability remains a challenge, the increase in available homes is helping create a more balanced market.
The NAR report shows that homes are still receiving multiple offers on average, but buyers are facing less pressure than they were during the peak of the market frenzy. Fewer buyers are waiving inspections, giving them more confidence and flexibility during the home search process.
Buyers Are Returning—But Being Selective
Today's buyers are active, but they're taking a more thoughtful approach. Many are waiting for the right home, location, and price point before making a move.
In Central Oregon, buyers continue to prioritize lifestyle factors such as outdoor recreation, walkable communities, and proximity to work, schools, and everyday amenities.

More inventory doesn't mean sellers have lost their advantage.
The NAR survey found that 25% of homes nationwide still sold above asking price, and many properties continue to receive multiple offers. Well-priced and well-presented homes are still attracting strong buyer interest.
However, with more options available, buyers are becoming more selective. Strategic pricing, strong marketing, and proper preparation remain key to a successful sale.
