A Market Finding Its Balance
As we move into the spring season, both national and local data are pointing toward a more balanced environment.

Recent reporting from Homes.com notes that “the housing market isn’t experiencing a boom or a bust — it’s stabilizing,” with price growth remaining relatively flat month-over-month. Buyer demand persists, though more measured, as interest rates and affordability continue to guide decision-making.

Across Central Oregon, we’re seeing this same theme take shape, each market reflecting its own version of stabilization.
In Bend, the market continues to normalize, with increased inventory creating more space for buyers to act thoughtfully.

Average sale price: $827,539 (-11.37% YoY)
Median sale price: $650,000 (-16.13% YoY)
Days on market: 84 (+6%)
Absorption rate: 3.55 months

While pricing has adjusted year-over-year, demand remains consistent for well-positioned homes, particularly those that are thoughtfully prepared and strategically priced.
Sisters is experiencing a more deliberate pace, with rising inventory contributing to a shift in negotiating power.

Average sale price: $807,367 (-6.03% YoY)
Median sale price: $603,000 (-24.06% YoY)
Days on market: 57 (-32.94% YoY)
Absorption rate: 5.11 months (+20% YoY)

Despite softer pricing trends, improved days on market suggest that buyers are still engaging when value and presentation align.
Redmond continues to demonstrate resilience, with steady pricing and improved market efficiency.

Average sale price: $525,692 (-0.41% YoY)
Median sale price: $475,000 (-7.59% YoY)
Days on market: 74 (-11.90% YoY)
Absorption rate: 3.35 months (+6.69% YoY)
Sold-to-list ratio: 97.4%

With relatively tight inventory and strong sale-to-list performance, Redmond remains one of the more balanced markets in the region.
Sunriver reflects a more seasonal and lifestyle-driven market, with increased marketing time and steady inventory levels.

Average sale price: $802,550 (-2.37% YoY)
Days on market: 108 (+35% YoY)
Absorption rate: 5.59 months (down from 6.59)
Sold-to-list ratio: 96.6%

Buyers remain active in this segment, though with greater selectivity and negotiation compared to prior years.
Terrebonne is showing a clear shift toward a more inventory-rich environment, paired with notable divergence between pricing and pace.

Average sale price: $548,000 (+12.51% YoY)
Median sale price: $393,000 (-13.05% YoY)
Days on market: 147 (+79.27% YoY)
Absorption rate: 6.1 months (+76.81% YoY)
Sold-to-list ratio: ~89.6%

While average pricing has increased, extended days on market and softer list-to-sale ratios indicate a market where buyers are exercising greater leverage and discretion.
Across both national and local levels, the direction is clear:
  • The market is stabilizing into a more sustainable rhythm
  • Inventory is rebalancing across most price points
  • Buyers are more intentional, but still active
  • Strategic pricing and thoughtful preparation remain key differentiators for sellers
This is not a slowdown, it’s a return to a more predictable and strategic market environment, where informed decisions create meaningful advantage.
♻️ Spring Cleaning Reminder:
Household Hazardous Waste Events
As spring cleaning gets underway, Central Oregon residents have a great opportunity to safely dispose of household hazardous waste this April. Upcoming collection events will be held in Redmond, Sisters, and La Pine, making it easy to get rid of items like old paint, chemicals, batteries, and other potentially harmful materials.

These events are an important way to protect our environment and keep our communities safe by ensuring hazardous materials are handled and disposed of properly.
If you’ve been holding onto items you’re unsure how to discard, this is the perfect time to clear them out responsibly while keeping Central Oregon clean and healthy.

Jargon Made Simple: Capital Gains Tax
Taxing your Profit

Capital gains tax applies when you sell a property for more than you originally paid. The amount depends on how long you’ve owned the home and whether it’s a primary residence.

Many homeowners qualify for exemptions that reduce or eliminate this tax. Understanding the rules can help maximize your profit when it’s time to sell.
