🌷 March in Central Oregon: Is It Time to Prepare?
The spring market is beginning to build momentum across Central Oregon. Buyer activity typically increases in March as families plan ahead for summer moves, while interest rates continue to shape thoughtful, strategic conversations.

Inventory remains relatively tight across many price points, which means well-prepared homes are standing out and often securing stronger terms. If you’re considering listing this spring, the work you do indoors right now can directly impact your sale price. Below are a few key tips to help you prepare your home for the season ahead.
✨Clean it Like You Mean It
Buyers equate cleanliness with maintenance.
When they see dirt or deferred upkeep, they assume bigger hidden problems.

Well-maintained, spotless homes:
  • Feel move-in ready
  • Photograph beautifully
  • Generate stronger offers
  • Sell faster
A deep clean isn’t just tidying up, it’s a strategic move.
The “Top-to-Bottom” Deep Clean Strategy

The most effective way to deep clean is to start at the ceiling and work your way down to the floor. This ensures that any dust or debris you dislodge from higher surfaces doesn't ruin a space you've already cleaned.

1. Kitchen (The Heart of the Home)

Appliances:
Fridge/Freezer: Empty all food, discard expired items, and wipe down all shelves and drawers. Vacuum the coils and underneath the unit.
Oven & Stovetop: Use a heavy-duty cleaner or a baking soda paste to remove burnt-on grease. Degrease the range hood filter.
Dishwasher: Run a cleaning cycle with vinegar or a specialized cleaner to remove limescale and odors.

Cabinets: Empty all drawers and cabinets. Wipe the interiors and degrease the exterior fronts.
Sink & Disposal: Scrub the basin, descale the faucet with vinegar, and freshen the disposal with baking soda and lemon.
2. Bathrooms: Small Rooms, Big Impact

Sanitize: Deep clean the toilet, including the base, hinges, and the floor surrounding it.
Scrub Grout: Use a stiff brush and grout cleaner to remove soap scum and mildew from tile lines.
Fixtures: Descale showerheads by soaking them in a bag of vinegar overnight.
Textiles: Wash the shower curtain, bath mats, and all towels.
3. Living Areas & Bedrooms

Dusting: Hit high-up areas like ceiling fan blades, light fixtures, and the tops of bookshelves.
Upholstery: Vacuum couches and chairs (including under the cushions). For a deeper clean, use a steam cleaner.
Bedding: Strip the bed and wash everything, including mattress protectors and pillows. Vacuum the mattress itself.
Electronics: Wipe down TV screens, remotes, and gaming controllers with disinfecting wipes.
4. Whole-House Checklist

Windows: Wash glass inside and out. Don’t forget to clean the tracks, sills, and blinds.
Walls & Baseboards: Wipe down walls to remove scuffs and dust. Scrub baseboards and molding with a damp cloth.
Floors: Move furniture to vacuum hidden areas. Shampoo carpets or steam clean hard floors.
High-Touch Points: Disinfect all doorknobs, light switches, and cabinet handles.
Safety: Test smoke and carbon monoxide detectors and replace batteries if needed.
Essential Supplies

To get the job done, you'll generally need:
  • Microfiber cloths and a long-handled duster.
  • Vacuum with attachments (crevice tool, upholstery brush).
  • Steam mop or traditional mop and bucket.
  • Specialized cleaners (glass, wood, degreaser, and a descaler like vinegar).
Smart Indoor Updates Before You List
Once the home is spotless, consider strategic upgrades that buyers notice immediately.
Kitchen Refresh:

Cabinets: If cabinets are original but have updated countertops, consider professional cabinet painting or updating the hardware. This is a low-cost way to make a "partially" modernized kitchen feel "fully" custom.

Modernization: Ensure kitchen appliances are not dated, as these are often the first things buyers will negotiate on.
Bathroom Updates:

High ROI: Meticulously remodeled bathrooms provide some of the highest Returns on Investment (ROI) in real estate.

Spa-Like Experience: Meticulously remodel bathrooms with high-end fixtures and finishes to create a "spa-inspired" retreat.
Bedroom Count (The "Closet Hack"):

Maximize Buyer Pool: If you have a loft or pass-through room with an egress window, adding a permanent wardrobe or closet may allow it to be technically marketed as a third bedroom.

Flex Space Staging: If building a closet isn't feasible, stage the space as a "Flex Suite" or "Elevated Creative Studio" with a high-end desk and daybed to appeal to "Active Retirees" or "Empty Nesters".
Flooring & Finishes:

Consistency: Address any un-remodeled areas, such as original flooring in bedrooms, as these are common negotiation points for buyers.

Mix of Materials: Consider a sophisticated mix of maple hardwoods, slate tiling, and plush textiles for a high-end feel.
The Goal: Turn-Key Appeal

Today’s buyers prioritize homes that feel finished and move-in ready.
The fewer projects they see, the stronger and cleaner the offers tend to be.

Finishing indoor projects now positions you ahead of the spring competition.

Jargon Made Simple: Escalation Clause
Your Auto-Bid in a Hot Market.

In a competitive market, an escalation clause helps your offer automatically rise if another buyer comes in higher. This strategy keeps you in the game without having to constantly adjust your bid. It’s like setting a maximum budget and letting your offer work for you.

While powerful, an escalation clause should be used wisely. It’s important to balance competitiveness with financial comfort, so you don’t stretch beyond what’s sustainable. A trusted agent can help craft the right approach.
